Why should you invest in property in Murcia, Spain?

Murcia province is located on the South East Coast of Spain.

Its three largest cities are Murcia, Cartagena and Lorca.

The city of Murcia is the capital and the seventh largest city in Spain.

Over 2 million tourists visited Murcia in 2010.

This is projected to increase to 5 million once the new Paramount Park opens in 2015.

The largest theme park in Europe

The new €1 billion Paramount theme park will occupy 158 hectares of land.

It will be the largest theme park in Europe and officials estimate it will attract over 3 million visitors a year.

Paramount will base all their European film production at the Murcia site and are aiming to compete with Disneyland, Paris.

Is this possible?

Murcian Councillor for Culture Pedro Alberto Cruz seems to think so, commenting; “the region of Murcia will become the ‘Leisure Centre of Spain’ with a 2.5km² complex and 15,000 beds in hotels, creating 20,000 jobs and attracting 3 million tourists [per year] to Spain.”

These cost price properties are just 5 minutes from Paramount’s new theme park.

That means you can capitalise on the increase in tourists travelling to Murcia who will be looking to rent and buy property.

As you have seen, the new theme park will create over 20,000 new jobs – and all these people will need somewhere to live.

So your rental yields will continue to rise.

You will also get very strong capital growth as demand for property in the area increases.

Murcia’s new international airport

The new Murcia Corvera Airport will open in the next few months.

Over 2 million passengers are expected to use the airport in its first year.

And projections show this will grow to 5.2 million by 2015.

This new airport is just 20 minutes from the Paramount site.

Climate

According to the World Health Organisation, the Murcia region of Spain has the healthiest climate in Europe.

It has more than 320 days of sunshine every year.

The climate is typically Mediterranean, with mild winters and hot, dry summers.

Average, maximum, day-time temperatures are around 30°C in summer and 16°C in winter.

Beaches

Murcia province has a 250 km coastline.

It is known as the Costa Calida and stretches from El Mojon in the north to Aguilas in the south.

Golf

The Jack Nicklaus Golf Trail is a circuit of nine golf courses (six are now completed) within a 25 km radius, all linked by free transport.

There are another 14 golf courses in Murcia province.

The most famous is Mosa Trajectum – an 18 hole PGA Championship Course.

Economy

Currently Murcia’s economy has one of the highest growth rates in all of Europe, at 2.5%.

It contributes around 27 billion Euros of Spain’s GDP; approximately 2.58%.

Agriculture is the main industry.

Crops include oranges, lemons, lettuce, tomatoes, cotton, rice and apricots.

A large percentage is exported to other European countries.

Murcia is a major wine producer with over 100,000 acres (400 million m2) of vineyards.

These are located in the areas surrounding Bullas, Jumilla and Yecla.

Tourism is also a major source of income, with over 2 million people visiting each year.

The opening of Paramount Studios is set to boost the local economy even further. It will create 20,000 new jobs and is expected to attract around 3 million extra tourists each year.

Transport

By Air

Murcia is currently served by two airports San Javier and Alicante.

San Javier has daily flights from Madrid, Barcelona and Valencia as well as international flights to London, Manchester, Frankfurt, Dusseldorf and other European cities.

Alicante International Airport is the sixth busiest airport in Spain. It is a 40-minute drive from Murcia and has international flights from most major Spanish and European cities.

The new Murcia Covera International Airport is due to open in a few months’ time.

It is a 10 minute drive from Murcia City and 20 minutes from this resort.

This new airport will have the latest technology and be able to accommodate the largest passenger planes.

It will also be linked directly to the high-speed rail network.

By Road

Murcia has a well-developed road network.

You can reach Madrid in 3.5 hours, Valencia in 3 hours and Alicante in 40 minutes.

The A-7 motorway runs north to Valencia, Barcelona and into France.

The E-15 goes south to Andalusia, Granada, Seville and Portugal.

By Rail

By 2014 Murcia will be connected to the Spanish high-speed rail network (AVE) which reaches speeds of up to 300 km/h.

This will bring the cities of Madrid and Barcelona within just a few hours journey time.

And because the AVE uses the same gauge as other European railways, travel throughout Europe is easy and fast.

Murcia Corvera International Airport will be the first airport in Spain to have its own AVE railway station.

By Sea

Cartagena has the largest seaport in the region.

It handles container ships, tankers and cruise liners.

In 2010, forty-four cruise ships visited Cartagena carrying over 40,000 passengers.

Is now a good time to buy in Spain?

Despite the doom and gloom in the media, Spain continues to be one of the most popular places in Europe to buy property.

A record 7.64 million tourists visited Spain in August 2011 – according to figures from the Ministry of Industry, Tourism and Trade.

That beats the previous record set in 2007 by over 100,000 visitors.

In fact, almost 40 million tourists visited Spain between January and August 2011 – an increase of 7.8% on last year’s figures.

And you shouldn’t forget that Spain is the third most visited country in the world.

It attracts over 59 million tourists every year.

Alicante and Murcia Provinces are currently attracting more visitors than any of the other Mediterranean coastal regions.

Furthermore, the new Murcia Corvera Airport will open in the next few months.

Over 2 million passengers are expected to use the airport in its first year.

And projections show this will grow to 5.2 million by 2015
