Because if there is a problem with the structure it can be very costly to repair.
If we spot a problem we will not continue with the renovation until we have an expert opinion.
Often you can see signs such as cracks, bowing walls, gaps in the walls, sagging floors and incorrectly fitting windows and doors.
Small settlement cracks are to be expected in any property.
But anything wider than 6mm should be checked.
And any horizontal cracks can indicate a serious problem.
The good news is Detroit’s solid brick properties were built to last.
And it is very rare we find a serious problem.
There are a few good reasons for this…
- Solid brick properties are very strong
Solid brick is one of the best building materials and will last several hundred years if it is properly maintained.
- Brick properties are often between 60 and 80 years old so if there was a major problem you would see it by now
- Clay bricks were often made on site
The local clay makes them ideal for the climate as they can withstand freezing temperatures and are extremely durable – much more durable than concrete and wood.
- Maintenance is inexpensive and simple
Bricks can be maintained by tuck pointing every few decades. There’s no need for any other waterproofing.
So as you can see brick homes were really built to last.
And fortunately major foundation problems are very rare.
The bad news is building in solid brick today is extremely expensive.
So most modern homes are built with concrete, wood or brick veneer.
